verbal agreement about laundry machine

hi, i'm very sorry to ask a question as a stranger, but i need help and i

don't know who to talk. I signed a lease to rent a apartment before this

summer and the landloard was one of the brother in my fraternity. when we

signed leases we knew and also he told me that he has a washing machine and a drier machine. However, when I moved in the

dryer machine was broken. I asked him, and he told me he's gonna get it

fixed. So I waited for 2 months and he still hasn't fixed them. Today, I

found out that he will get a coin laundry machine and a coin drier machin.

I told him it's not fair because we had verbal agreement. He was saying

since dryer machine and laundry machine was not mentioned in the contract,

he will do whatever he wants about it. What shoud I do? I really don't

want to pay extra for laundry, and we had verbal agreement that he will

get the drier machine fixed and he never mentioned about getting coin

machines. Could I win the case if I go on with lawsuite? I really don't

want file a lawsuite because he was my friend, but I don't want to spend

extra money. Please help me, and I really appreciate reading my email.

If you don't want to use his washer-dryer yo can have your laundry done at a laudromat.
