coop negligent maintenance of a/c drainage

My parquet floor was severly damaged by floodind due lack of maintenance of the building a/c system. The coop claims that since the floor is not the original building floor they will not pay for the repairs. Is there a legal basis for such a claim? This is the 3rd time it happens. myself and my insurance comp.paid for the first two times even though it was the building's falt. My insurane wants to drop my policy if this is repeated. I have no guarantee this will not happen again. What can I do? Thank you.
