Legal Question in Real Estate Law in New York

My family has land that was shared by 3 siblings. When the property is signed over to the next generation is it possible to have a majority owner? say two of the three sign their interest over to one party?

Once the heirs own the property they can divide it however they agree, signing deeds as necessary.
