Legal Question in Real Estate Law in New York

my husband and I own our house with a former friend of ours.she wrote out a statement giving her share to us.county clerk said i needed other paperwork and a quitclaim deed signed by all of us.its been 2 months since we gave paperwork to her son to give her,and haven't gotten paperwork back.we have to go through her son because she refuses to talk to us.her new boyfriend doesn't want her to talk to us.is there anything else we can do to get her name off the house.there is a mortgage on the house which is in my name only.the taxes have been paid by my mortgage company.she has not lived here in 3 years.

You can't force her to sign. She is legally an owner and must be given consideration to be removed from deed.
