Legal Question in Real Estate Law in New York

If I am the listing agent on a NYS house and have given the seller an Agency Disclosure Form that I am working as a Sellers Agent and then also secure a buyer for that home is it sufficient to give the buyer a NYS Disclosure Form stating that I am representing the seller or, at that point, do I have to become a Dual Agent. In that case I would no longer be representing the seller with total fiduciary duty.

If you chose to represent both you are a dual agent. So advise your clients and your broker.
