Primary Tenants Rights

I recently signed a one year lease for a 3 bedroom apt. Because neither

of the roomates I selected (both college students) had a substantial

enough income to rent, my landlady asked me to sign on as the

primary tenant. My other roomates are NOT listed on the lease. While

we had a verbal aggreement that they would both stay a full year, one

has decided to move out early. What are my legal protections in this

situation & how much notice is required? Are they considered month to

month tenents?

A lease for one year or more must be in writing and signed in order to be enforced.

I suggest you try to find another room mate.
