How do I remove someone's name from a property deed/title? The individual refuses to the removal.

You didn't state why you want to remove the person.

In any event, under normal circumstances, the only way for one interest holder to remove another is to buy the person out.

You may consider paying the other person fair market value for their share of the property in exchange for a new deed. If the person refuses, then you may file an action for a forced sale of the property with each person having the right to purchase the other person's share.
