What is the question you are asking? I see you have a long story here, but you don't actually ask any questions. What is it that you want to ask?

If you were named executor of dad's estate than you have full authority to transfer or sell the house, and you don't need your siblings to sign the deed. So there are some confusing facts in your story which I don't understand. You can call me and I will spend a few minutes on the phone trying to help you. 212 979-2868
