Legal Question in Landlord & Tenant Law in North Carolina

My daughter's house burned down, The deed was in her name, but my husband and I bought it for her. Thus, there is no mortgage and, sadly, there was no fire insurance.

A friend of hers was living in the house rent-free for a year. His possessions were lost, and now he is demanding that my daughter reimburse him. Is she liable? (Due to the fire, she, of course, has few assets, and technically owes my wife and me, the lenders, the amount we paid for the house, though we will not make such a demand.)

She only would owe him if he can prove that she caused the fire.
