Legal Question in Real Estate Law in North Carolina

I am an only child, my mother passed in December 2012, my father is still alive but is blind with a brain injury so i'm his care giver (he can get around his house, and make some decisions, but anything he needs I have to bring him). At the time of my mothers death they owned 2 properties. The house my father lives in carries a small mortgage, the other house is completely paid for and we would like to rent it out to tenants. My dad would like to transfer the ownership of the home into my name so I can handle the rental process with no problems. At this point I think a quitclaim deed would work fine, but my deceased mothers name is also on the deeds for both homes. So my question is, when filing the quitclaim deed at my ROD office. Will I just need to show them a copy of my mothers Death Cert. since her name is on the deed for the property too? FYI We all live in, and all properties reside in Cabarrus County, NC
