Legal Question in Real Estate Law in North Carolina

My fianc� gifted a down payment to me. I added his name to the deed so he would feel that he had part of the house. I am only one on the mortgage loan. We have ended our engagement and he will not sign the deed over to me unless I repay the gift down payment. I do not have that kind of money. He is leaving me with the debt we accrued together in 13 years that is in my name (some I transferred from his name to mine) I need advice on what to do!!

Unfortunately, the only thing you can do is negotiate with him. The only way to force him off the deed is via a partition sale, where you have to sell the property and you minimize what he can collect as you claim that you are the one who put the most money and effort into the home. Its an expensive and difficult process.
