Can landlord enforce automatic lease renewal after the signed year lease is up, we are going on 1 and a half years and want to move, landlord offered us another apt. but has not gotten it ready we have been waiting for over a month and have found something else, can say we are breaking a lease that renews if written notice is not given to move out by the end of the year we signed the lease for. No one signed another year and we are very unhappy here, we found another place but will he say we are breaking lease and give us a bad reference we have never been late on the rent so far.

If the lease it automatically renews for a year unless you cancel, then yes the landlord can enforce it. If this is in your lease a bad reference is the least of your worries. He could sue you for breaking the lease. You may want to have a landlord tenant attorney review the lease.
