I have lifetime rights to live in my home but I have the house in my sons name what can I do concerning the home & property? Can I sell it if I wanted to?

No. Not unless your son agrees to the sale. You have given away the property except for your right to live in the home. You have some options if you do not want the property. You could sell your life estate to your son; you would need to see a CPA or someone who could value the life estate and remainder interest to know what each is worth. You could also rent the home out to someone to use for the remainder of your life. If you wish to sell the home, both you and the remainderman (your son) would have to agree.
