Legal Question in Business Law in Ohio

I got a notice from the landlord that once the lease expires, I would have to pay $4500 when I sign the new lease, whereas I was paying $1900 for the old lease for a commercial property. I pay for the property insurance, property taxes, and any repairs. This is more than a 10% increase and the landlord won't negotiate. He has given me an eviction notice. How would I go about this because I'm willing to sign a new lease if he negotiates a reasonable price and I haven't done anything to be evicted. The market value for the property, which consists of three stores, is $317,000. I am willing to go to court for this, but how would I go about this?

Dear Lessor: You need legal counsel. Something isn't right, since your landlord's demands appear unreasonable. Much can depend upon the actual terms of your written lease. Consult legal counsel to assist you in negotiating your renewal. Eviction is not an acceptable alternative. Call for a consultation.
