If I am going to give my home to my Son, how do we avoid captial gains if he sells it?

This is a problem with giving gifts of appreciated property.

In general if you give property to someone you are essentially ensuring they will have to pay a big tax bill (if it is appreciated).

Knowing why you wish to give the home to your son and other facts may help determine what the best route to take is.
