Legal Question in Real Estate Law in Ohio

I've allowed someone to live in a house the last few years. There was no formal rent agreement only a verbal understanding that he would send some when he could, which has never happened. The house is in OH I'm in NC. He has not kept house up and his animals have caused damage. I want to sell house and need him out. How do I do it. Can I put for sale sign in the yard Hoping he'll take a hint and leave.

Your second cause of action is for damages and unpaid rent, against this "squatter"..
