Legal Question in Wills and Trusts in Ohio

I live in Ohio. I am the executor of my mom's will. She died 4 years ago. She was making payments on a trailer at the time of her death. My sister has continued to live in the property and has continued to make the monthly payments. If I file the will in court,will the property need to be sold? I am just not sure what I need to do. It has been so long and I hate to see my sister forced to sell because she really can't afford to move somewhere else. What are the steps I need to take in order to settle my mom's estate. Thanks for your advice

I am sorry to hear about your mother. If your sister is able to assume the mortgage, which would need to be determined by the lender, she can assume the mortgage or she can purchase the home outright from the estate as well. Either way, you would need to probate your mother's will in order to deal with the issue of the property. The property can only be transferred to your sister if she either buys the home or assumes the mortgage. If you have further questions please let me know.
