get rid of dog or move?

No rental agreement. Said we could have dog. Now owner wants new insurance that says no dog. 4 days to get rid of dog or 30 days to get out. What are our rights as renters? We are trying to find house to buy just haven't found it yet.

With no lease to the contrary, the landlord is in control here regarding whether you can have a pet or not, even if the landlord changes his or her mind.

You're in a month-to-month tenancy so the landlord has the option to terminate your tenancy.

If the landlord's concern is solely financial (as it appears to be) why don't you offer to pay any difference in cost to obtain another policy that accepts a dog, allowing you to stay?

You could also get your own renter's insurance and indemnify the landlord.

It all depends on how badly you want to stay if you want to explore this option.
