my tennets wont move out. I have givin several notices and even taken them to court just to have a judge tell us to talk it out i am about to lose everthing because there rent is my morgage payment what should i do?

I cannot tell from your question what happened when you went to court. Usually if the parties are not able to resolve the issue (by talking it out), there is a trial and one or the other wins.

Since you have been unsuccessful in evicting these tenants on your own, you really do need to consult an attorney. Although there is a cost to this, it is less than the cost of losing the property.

An attorney can advise you on how to do an eviction properly. Landlord Tenant law in Oregon is very technical. If you make even minor mistakes in creating or serving the notice, you will lose. The rest of the process is no easier.
