Legal Question in Civil Litigation in Pennsylvania

My lease states that if my rent of 825.00 per month is not paid in full by the 5th of the month. Tenant will pay landlord a 25.00 late fee, plus an additional 10.00 for each day the rent is not paid in full. The total late charge for any one month will not exceed 875.00. Does this mean 25.00 the first day then 10.00 per day. does it mean 35.00 per day? Can she do this?

Good question. However assuming the landlord wrote the lease and it appears unclear than the clause is interpreted against the drafter landlord. So she gets $35 the first day then $10 until the total penalty is $50. that would be 3 days late.
