Legal Question in Landlord & Tenant Law in Pennsylvania

I have a 1 yr. lease contract, signed but not notarized? Is that a binding agreement? I am having problem locating schools for my 8 yr and 4 yr old kids, i am asking my landlord if i can move now . Used my last month and get my security deposit. Was my reason valid ? I cant afford the day care school for my kids paying $145/week and thats the reason to look for a new apartment near school. Please advise. The landlord want me to fine the last month.

Leases don't have to notarized just signed. You can't find a school in Philadelphia? What you were supposed to do is investigate schools ans such before you moved. The same lease that makes you stay for a year is the same lease that keeps the landlord from making a leave before a year is up.
