Legal Question in Landlord & Tenant Law in Pennsylvania

Is landlord required to somehow ensure that tenants obey local, state, or federal laws on rented property? Or, is it a police matter?

The lease says "no illegal activity on rental property". The tenant is making arguments and passing threats with respect to the neihgbors. The tenant may even hit someone in the building that is owned solely by the landlord. Is landlord required to evict, or is it a matter of police?

If landlord takes no actions to terminate the lease, would landlord be liable for the damages caused by the tenants while on rental property?

Leases usually contain a provision of quiet enjoyment. If a tenant is interfering with the right of other tenants then the landlord may have an obligation to take appropriate action. Certainly if other tenants put you on notice of a problem of a tenant subsequent activity may subject you to liability. Best advice consult with an attorney as all cases are different and depend on the facts of the situation.
