What are your rights as a landlord if a tenant damages your rental unit

First, do you have security deposit? Generally, any damage that is caused by a tenant is deducted from the security deposit at the end of the lease. You should document the damage and advise the tenant, in writing that you intend to use his security deposit to repair the damages.

If you do not have a security deposit, you can sue the tenant in small claims court for the damages, and possibly, evict the tenant, depending on the language of the lease.
