Legal Question in Real Estate Law in Pennsylvania

Liens that you are obligated to pay

I have a question on liens when buying a property in pennsylvania at a sheriff sale. When you buy the property are you responsible for the liens of the owner or just the property? If the owner of the property has an outstanding lean on another property are you obligated to pay thatoff also? Basically, what are the possible liens you will have to pay off if you buy a property at auction and is there a source that you would recommend using, even if for a fee, that the information given would be 100% correct in giving all liens you would be obligated to pay if the property was purchased? Thank you for your time

Re: Liens that you are obligated to pay

You asked about liens on properties bought at sheriff's sale.

Properties are sold subject to liens unless the offer states otherwise. Liens can be investigated by reviewing the property records at the local clerk's office. Any potential lien not perfected before the sale should be void.

There really is no online resource that covers liens. There are so many places to file and so many types of liens. The common tool is to hire a title company to prepare a title report. That business would send a person to do the actual search at the property record.

Roger
