Legal Question in Real Estate Law in Pennsylvania

My parnets both passed away I m still living in the house 4yrs later I have the deed but there was no will. I have a person who wants to give me cash for the house n pay the back taxes how do I get the deed in my name or do I have to get it in my name n just transfer everything over to name I have no money to work with bc I m paying 362.00each mth to stop sheriff sale I also have a sister but she don't live with me my other 2 brothers also passed away how do I do this so I can move out n go with my sister
