Legal Question in Real Estate Law in Pennsylvania

I'm doing a private "as is" home purchase. The contract contains a clause I do not understand (or at least am uncertain of it's intent). "BUYERS shall not lodge this Agreement in any public office for record. in the event of a breach hereof, this Agreement shall be null and void and of no force and effect, and in order to enable SELLERS to remove any cloud on this title BUYERS hereby authorizes any Prothonotary or Clerk of Court or any attorney of court of record to appear for BUYER, as of any term to admit to the allegations in any appropriate pleading filed in an action to quiet title and to confess judgment against BUYER'S to quiet title, and BUYER shall be bound thereby. Further, SELLERS may at their opinion elect to treat the recording of this Agreement as a breach of this Agreement."

The intent is to screw you. DON'T sign it. It basically says if they breach the contract yu can't sue them. if you want a real detailed explanation you can call be tomorrow morning and I will give you a detailed explanation. It will only cost you your time.
