Legal Question in Real Estate Law in Pennsylvania

we signed a agreement of sale for our property and found that there is a area in the agreement specificlly stateing start time and ending date of contract which agent left blank we told her originally to have a 3 month contract, she refused so we agreed on a 6 month contract now in reading the contract we also found that she also added in another 3 months after the end of the contract that we are still obligated to this real estate office.before we signed the contract i asked if there were any fees and she said no and we agreed on a 5% commision and we signed the contract now we also found that on the contract that she originally put 6 % commision crossed that out and put 5% commission but also added a 1% non refundable brokers fee at signing of contract which she did not ask for any money does this mean we are paying 5% or 6 percent she never went thru explaining all of the obligation that we have now found decietfull.
