Free rent in return for total renovation broken

Man who is in the construction field asked if he could have one year free rent if in return he totally renovated the home he was to live in on my property. It has been four months and there are code violations, pipes & concrete floor exposed, roof leaking and need to be replaced with new, heating not done ect... After meeting with him we both agreed to write an ammendum and both agreed on what was to be written. After I typed it up he reuses to sign it. He has had the ammendum for 22 days now. How do I evict him he is taking advantage of me and said he can wait until Jun4,2003 the day before the leases is up to finish and do all the work and there is nothing that I can do about it. Help please!

In Rhode Island rent does not have to be only cash and can be for other services or consideration. I would attempt to evict this person for nonpayment of rent and / or would attempt to evict him for breach of his lease. However there are no guarantees that you would win either type of eviction.
