mortgage refinance due to divorce

was divorced in the state of Texas. We owned a home in TN, which I received in the settlement. She signed a quit-claim deed. Can I remove her name from the mortgage without refinancing?

Re: mortgage refinance due to divorce

Probably not. If her name was not on the original loan you do not have to do anything. If it was then you will have to refinance to remove her name. Lenders like to keep all the parties on the loan so that they can recover from the other if one defaults or files bankruptcy
