commercial sublease

The landlord (tenant)terminated my sublease early and wants to settle.

I have one months payment due and they want an additional months payment. I have personal items in the office they will not release. I am unable to make payment in full. They threaten attorneys etc. What are my options? I wish to set up a payment arrangement. The sublease was in a RE agency office. I was the ''In-House'' lender. They mis-represented their success and I agree with the termination, because I did not receive expected volume promised. However, I do not wish to settle because I have paid for nothing. But I wish to avoid any legal actions. Please advise.
