Deed of Trust to Secure Assumption

I have a Deed of Trust to Secure Assumption from my divorce, and my ex-wife is 3 months past due on the mortgage. How do I foreclose on the Deed of Trust?

This will require a judicial foreclosure and you will need attorney assistance. Your rights are subordinate to the first lien lender so you should contact them immediately to eliminate unnecessary expenses by them.
