Deed of trust to secure assumption enforcement

we have a deed of trust to secure assumption in place and the ex still in the house is almost 3 months past due and has been more than 30 days late for 5 months now. When can we this deed of trust be enforced and how do we need to enforce it?

Call a lawyer and have the lawyer foreclose. Be sure the underlying lender does not foreclose before you do.
