I don't think they have to accept a partial payment. If you are behind on your payments, they can foreclose. I assume now there are late fees added to your regular payment. Soon December's payment will be due so you are getting farther behind.

You might try to sell the home and avoid foreclosure. It would have to be a quick sale. A realtor might be able to assist you and negotiate on your behalf.
