Joint Owners Disagree

My husband purchased a home 10 years ago for his mom. The mortgage is in his name but the title in both their names. Over the past 10 years we've had to deal with the house ALMOST going into foreclosure and a bunch of late payments (credit issues). Most recently (past 2-4years) payments have been on time but now his mom wants us to sell the home to her daughter for the balance of the home. She just purchased a home in Magna and moved out. We asked for 1/2 the equity and she refuses to sell if it's not just the balance. What options do I have other than court if she's not willing to speak to us?? Any help is greatly appreciated!!

The house cannot be sold without your husband's signature. If he gets his money then he signs the deed over. OR he can file a legal action to partition the property, force the sale and take his money back.
