Legal Question in Landlord & Tenant Law in Virginia

Hello - 4 months ago i signed a year lease with purchase option. There are numerous things wrong with the house and i am wanting to completely get out of the lease and purchase agreement. I have asked the landlord about issues numerous times and nothing has been resolved. The main issue is the well is contaminated and a new one is needed. the water is unsanitary (visibly brown). The person who looked at the well said it is unsafe. to not drink, bathe, wash or anything with the water. also the heatpump does not work correctly and constantly runs.. when heating the home the furnace always runs on auxillary. these make for expensive electric bills. Another issue is that when we looked at the house we were told by the real estate agent that the fireplace was operational. we later was told by landlord that it is not and they will not pay to have it operational. I would have thought if the fireplace was not operational this would have to be disclosed (by law). also the landlord and realestate agent BOTH represent the owner and talk to each other. the landlord said the realestate said it was operational not him (the landlord). I have already sent a certified letter to the landlord discussing the issues and requesting release from contract, although he have not replied as of yet. i have asked for release of contract but reinbursed for monies put forth to purchase the house. which was $1,595.00 down payment plus $250.00 each month of the rent went to purchase the house. I dont even want repairs made at this point i just want out of contract. Can i get out? my rent is up to date and i have made all payments. - Thanks Curt
