Legal Question in Landlord & Tenant Law in Virginia

My husband and I own the property of a business. We rent it out. We are looking to boot them out of the building. There is nothing in writing or a signed agreement. The gentleman died before we were able to get a signed agreement. His wife wanted to continue the business. We still have no signed agreement. Can we just kick them out and they can not do anything about it or is there some type of hidden law saying they can sue us? Everything was a verbal agreement. Or do we have to give them notice?

So, you have an oral lease with these now apparently personas nongratis occupying your commercial space.

You should first give them advanced written notice to leave(probably 30 days) and if they fail to do so, then you must start formal eviction procedures through the clerk's office of your local general district court.

Do not attempt any short cuts in these procedures nor any self-help methods

along the way or you could possibly find yourself liable in civil damages to these

commercial tenants whom you now wish to be rid of.
