Legal Question in Landlord & Tenant Law in Virginia

I live in Northern VA.....new resident here......I see that some landlords ask for a heavy no returnable pet security deposit here....this is included with the regular security deposit... How do they get away with this???...isn't your regular security deposit supposed to pay for any damages that you or anyone, even pets make? Why do they ask for more money and how do they get the nerve to do such a thing for pets? I think they are just greedy and get away with this and really shouldn't..... thank you SL

Well, yes, greed is always a possibility with respect to transactions involving

human beings, but since the amount of a regular security deposit (and whether it should or does include

a surcharge for a tenant's pet) is, as far as I know, normally a matter within the landlord's discretion

unless the rental is subject to special regulation such as Section 8 housing or something similar.
