i was renting a shop to conduct auto repair, the landlords sold the building, before my lease was up do i have any rights here? the new owner gave me 18 days verbal notice to vacate

The new owner owns the house subject to your lease. The old owner can only sell what he owns. So the same lease will continue with the new owner, without any change.

The new owner cannot end the lease any sooner than the lease under the prior owner.
