What are my rights to living in a motel room for long term? What can I do if I'm being treated unfair? What can I do if the living conditions are very poor such as roaches and mold?

Probably, not much (that you can do) under the circumstances described other than to find other living quarters where (hopefully) the conditions
will at least be somewhat better.
