Legal Question in Real Estate Law in Virginia

We paid back taxes on land that was about to go to action, to a lawyer...the landowner signed the deed and also signed a contract that was not notarized but was witnessed by 3 people, is this a legal document? and now that the back taxes are paid doesn't want to go have signatures notarized, is the contract drawn up and signed by witnesses enough?
