Legal Question in Real Estate Law in Virginia

I am trying to purchase a piece of property but the adjoining neighbor has a lifelong permission, not an easement, to graze her 4 cows on the property I am trying to purchase. Is there any difference between permission and an easement? Will this existing permission prevent me from fencing in my property?

is referrenced in the recorded documents in the local
