Legal Question in Real Estate Law in Virginia

My son signed an apartment lease and I signed as his guarantor for an apartment at college in October 2013. He and others that signed the lease are not returning to the college area. We have not paid a deposit. Are we still liable for the lease?

Absolutely, and since this liability is typically imposed as joint as well as several, you could be liable for the entire amount until this lease expires (if such has not already occurred).
