Legal Question in Family Law in Washington

My friend who is divorced and now battling with cancer wants us (my husband and I with 3 kids) to raise her 8 y.o. son. His father agreed on arrangement and doesn't want to raise him. What are our options in this situation?

Non-parental custody would be the best option, though guardianship and adoption would also be options.
