Property manager

I would like to know if in the state of WA. does a Property Manager,have to be licenced by the state?

Also , if you do not have a lease agreement in writing, its a month to month,house rental. If we want to leave,do we just submit it in writing to the property manager. And what if their trying to start trouble.Do they have to still allow 10 or 15 days to vacate?

Washington State does not require a property manager to have any sort of professional license.

You are correct that in the absence of a written contract you have a month-to-month agreement, and there are no "late fees" or other contract terms above and beyond what is in the Residential Landlord Tenant Act.

Many judges will find that your rent is due on the first, though, so pay your rent.

If you want to leave, send a Notice of Intent to Terminate Tenancy to the manager and the owner, if relevant. Send it to the same place that you pay your rent. If they are being stinkers, send it Certified return receipt requested and make a copy before you send it.

You need this notice to arrive on or before the 1oth of the month in which you intend to leave. So, If you sent it October 6th (to be safe) you can leave and be gone by the 31st of October.

Remember, you still have to pay rent for October even if you are leaving. If you paid last month's rent up front and have a receipt for it, then you have all ready paid it and there is no rent due.
