Paying off the loan(s) in full and then retitling the property to the ex only is the only way to eliminate future liability for future mortgage and real estate taxes for most people. Otherwise, banks will rarely refinance any remaining single ex spouse remaining on the property. For most people, this means selling the property is the only way to achieve your goal, so if your ex will not cooperate in that effort, you will probably need to go back to family court for a sale order.
