Depending upon various considerations (e.g., taxes, who's paying for what, and the chances of dispute arising among the siblings), one could set things up to either pass outside of or within probate (probate isn't as bad as it's made out to be popularly; sometimes it's even useful). Another question to explore is which of the various forms of co-ownership (joint tenancy or tenancy in common) makes the most sense (a) when you acquire the home with your parents, and (b) when the home passes to the siblings. A further question is: What should happen if one of the siblings predeceases a parent? The questions are complicated enough that you really should consult with a lawyer, I'd say prior to the purchase of the home.
