Legal Question in Banking Law in

In the case of Agricultural land, in my view the registered mortgage is to be done where the Registered sale deed is not available for any reason. But in case the Registered sale deed clarifyingb the title & land record is available can the Equitable Mortgage be done by accepting the sale deed. Please clarify. Thanks
