Legal Question in Civil Rights Law in India

Dear sir, i was entered in to an agreement of collaboration with land lord and as per terms and conditions between both party builder shall be get free hold from l&do and builder do this job and after same time free hold done the land lord will bound to execute sale deed in the favor of builder or nominees because land lord recievied full and final consideration amount as per collaboration agreement and builder also pay loan amount in bank for taking noc form bank on the behalf of land lord and also land lord , signing un registered notry attested file of builder share but builder in the confusion that land lord old age person and not literate and her husband died and also if the land lord died before execution of sale deed then all legal heirs are can demand them right for the whole property and also prperty in the my possession for construction and also construction in running condition , SO kindly give suggestion for how and which documents sing by land lord before sale deed because land lord want to do sale deed after the completing structure before finishing ?
