Legal Question in Consumer Law in India

my spouse and i had purchased a flat from a builder in nasik ,as investors,entirely executed in cheque payment,but without signing the registration papers. the flat did not turn out as shown in the brochure,so we asked the builder to purchase the same from us. would like to know the procedure to procure the invested sum from the builder ,since he is now refraining from purchasing the same. are there any rules that would force the builder to repurchase the same? since clearly i repeat, the flat is not as per specifications in the brochure!

The law is that design of the flat should be the same as shown in brochure otherwise it would be deficiency in service as well as unfair trade practice. Issue a legal notice to the builder.9555462995

Dear Sir / Madam,

If the Agreement terms provide for repurchase of the flat by the builder if not confirming to specifications, you can persuade the builder to repurchase it. But I still feel, you will fetch a better price for the flat by its sale in the open market as soon as it is ready for occupation.
