Legal Question in Landlord & Tenant Law in India

My father gift his house measuring 138 sq.ft to my mother and sister with area 76 and 96 respectively in March, 2011. I am the only son and living with my parents as a family. I did make house in 1993 but sold it on the pressure of my parents. I do not know in which circumstances my father did this. My father died in March, 2013. Is there any way to have right on this property as myself and my family do not have any other house and i am retiring from service in 3 yrs.
